OMCAR report shows home sales growth in Marion County

The Ocala Marion County Association of Realtors, or OMCAR, has released its June 2025 market statistics, which “reflect year-over-year growth in closed sales and overall market activity across Marion County.”

Single-family homes:

  • Closed sales: Rose 23.2% compared to June 2024, reaching 732 transactions.
  • Median sale price: Increased to $304,620, a 5.0% year-over-year gain.
  • Average sale price: Held steady at $354,290, up 0.2% from the same time last year.
  • Dollar volume: $259.3 million, reflecting a 23.5% increase.
  • Cash sales: Accounted for 31.4% of all closings, totaling 230 cash transactions.
  • New listings: Climbed to 980, up 19.2%, while pending sales rose 10.4% to 692.
  • Inventory: Expanded by 54.9%, reaching 3,774 active listings—providing buyers with more options while driving a 5.9 months’ supply, suggesting a move toward a balanced market.
  • Median time to contract: Increased to 64 days, up 28.0% from June 2024.
  • Median time to sale: Measured at 102 days, a 12.1% increase year-over-year.

Manufactured homes:

  • Closed sales: Up 19.7% to 91 units sold.
  • Median sale price: Reached $189,950, a 22.6% increase from June 2024.
  • Average sale price: Rose 6.6% to $184,484.
  • Dollar volume: Increased by 27.7%, totaling $16.8 million.
  • Inventory: Grew by 29.2%, with 376 active listings, equating to 5.5 months of supply.

“The June data reaffirms that Ocala and Marion County remain a strong and growing market for both traditional and manufactured housing. Buyers are still active and the increase in inventory is helping meet demand, contributing to a more balanced market,” OMCAR President Carla Lord stated in the news release.
