Here is a brief overview of the development application the Marion County Board of County Commissioners will consider Tuesday, Dec. 20 during their regularly scheduled meeting:

Location 6650 & 6670 SE Maricamp Road, ½ mile east of SE 58th Avenue/Baseline Road, south of the post office and north of Circle K on Pine Road. Two access roads proposed with main entrance located directly across from SE 55th Place.
Type of request Maricamp Investment, LLC at 7960 SW 60th Avenue, Ocala request a Zoning Change from R-1, B-4 and PUD to PUD for 648 units on approximately 61 acres, Parcel Account Numbers 37471-000-00, 37471-010-00, 37471-013-00, 9018-0000-06, and 9018-0327-33
Proposed name Arden of Ocala
Sales info Parcels sold to Maricamp Investment, LLC in Feb 2022
# of dwelling units on # of acres 180 townhome units and 468 apartments units (all rental units) on approximate 31 acres with a clubhouse, playground, dog walk/ park, community garden, park areas and picnic tables. Gated entry, no public access.
Commercial/retail space 75,000 SF on 6.86 acres

Affected schools and current capacities per county staff report Forest High School (94.8% capacity); Lake Weir Middle School (93.02 % capacity); and Legacy Elementary School (88.24% capacity).
Notes of interest This project is outside the Urban Growth Boundary and within the primary spring’s protection overlay zone.

 

Planning Staff recommended denial of the project due to the Level of Service on Maricamp Road already functioning at an F; this segment of Maricamp Road is currently failing. “By State Statute, since this segment is already failing, any new development would not be responsible for mitigating through traffic because the new development is not what causes that segment of road to fail. “ (Emphasis added.)

 

Previous recommendations Staff recommends denial based largely on road/traffic on Maricamp Road, and also some public school impacts. The P&Z Commission recommended approval with conditions.
