During Marion County’s Planning and Zoning Commission scheduled Dec. 28, an application will be considered from the Baldwin Angus Ranch to change zoning for 32.83 acres of the 574-acre Baldwin Angus Ranch, located in a nook of northwest Marion County from agriculture to planned urban development (PUD) that would pave the way for the sale of the acreage where a Buc-ees will be built.

Here are some of the details from the agenda item:

Location 2990 NW 53rd Street, NW 31st Avenue and NW 56 St, east of I-75, west of NW 27th Ave,  north of the Amazon/Chewy/FedEx industrial park
Type of request Baldwin Angus Ranch, Inc.,  request a Zoning Change Modification of the Marion County Land Development Code, from A-1 (agricultural) to Planned Unit Development (PUD) “Ocala Travel Center”, 32.83 acres of 464.48 acres, a portion of Parcel Account Number 13462-000-00.

Notes of interest The parcel is the ranch founded in 1947 by Leroy Baldwin to raise Black Angus cattle. This project has a land-use category of Commercial and is slated to be part of the future  NW 49th Street/I-75 interchange. It is outside the Farmland Preservation Area and outside the Urban Growth Boundary.

 

The staff report notes that the proposed traffic signals at the curve of NW 35th Street Road will need coordination and approval with the FDOT.

 

This is on the consent agenda with no discussion slated unless an interested party requests it be moved to items for individual consideration.

Previous recommendations The Development Review Committee recommended approval on consent.
