During Marion County’s Planning and Zoning Commission scheduled Dec. 28, an application will be considered from the Baldwin Angus Ranch to change zoning for 32.83 acres of the 574-acre Baldwin Angus Ranch, located in a nook of northwest Marion County from agriculture to planned urban development (PUD) that would pave the way for the sale of the acreage where a Buc-ees will be built.

|Notes of interest||The parcel is the ranch founded in 1947 by Leroy Baldwin to raise Black Angus cattle. This project has a land-use category of Commercial and is slated to be part of the future NW 49th Street/I-75 interchange. It is outside the Farmland Preservation Area and outside the Urban Growth Boundary.
The staff report notes that the proposed traffic signals at the curve of NW 35th Street Road will need coordination and approval with the FDOT.
