Ocala/Marion County housing market shows stable activity

The Ocala/Marion County housing market continued to show steady activity in February, with moderate sales growth and improving inventory levels offering opportunities for buyers and sellers alike.

According to the latest report from the Ocala/Marion County Association of Realtors, or OMCAR, 589 single family homes closed in February, representing a 3.3% increase compared to February 2025.

The median sale price for single-family homes was $282,945, a 5.7% decrease year-over-year, while the average sale price was $325,118, reflecting a 9.1% decrease from the same month last year.

Total dollar volume reached $191.5 million, slightly lower than the $203.8 million recorded in February 2025.

Inventory conditions showed continued improvement, OMCAR reports. The number of active listings stood at 3,470 homes, with a 5.2-month supply of inventory, indicating the market is trending toward more balanced conditions.

“While we are seeing some moderation in home prices compared to last year, the Ocala/Marion County market remains active and resilient,” said OMCAR President Jeanne Ritt in the press release.

The increase in inventory is providing buyers with more choices while still maintaining healthy demand in our community, OMCAR noted.

Homes took slightly longer to move through the market, with the median time to contract increasing to 80 days and the median time to sales reached 117 days.

New market activity remained steady, with 734 new pending sales recorded during February, while 959 new listings entered the market during the month.

The report also noted that 29.4% of closed sales were paid in cash, reflecting a decrease from the previous year and indicating a continued mix of both financed and cash buyers in the market.

Manufactured homes also experienced growth, with 74 closed sales in February, a 4.2% increase year-over-year, and a median sale price of $149,500.

“As our region continues to grow, Ocala and Marion County remain attractive to both new residents and investors seeking value, lifestyle and opportunity,” Ritt added.
